Some of you may have noticed a sometimes-significant delay when trying to turn left to get onto northbound I-15. UDOT has confirmed that they are working on the timing of the lights and expect that the delay should decrease soon.

Pool/Clubhouse

As announced in Fall 2013, our agreement with Brookline is scheduled to change effective September 2014. The HOA will no longer make payments Brookline for use of their pool and clubhouse. However, Five Star residents will be able to pay a monthly fee to Brookline for summertime use if it your desire. This topic will be covered in our annual meeting. Please plan to attend.

We're excited to improve our community by repaving the road. The entire Five Star road (not including Brookline or the empty property to the south of Five Star) will be closed off completely - meaning there will be no access for vehicles coming or going - beginning at 8:00 am on Tuesday, July 29. The road will reopen at 8:00 am on Wednesday, July 30 (at the latest). The west side of the main entrance will be open and you will be able to park south of Five Star. No driving, parking, or walking on the new roadway will be permitted. When the pavement is set, curbs and striping will be repainted, and the road will be reopened.

*Vehicles that are in the way of the paving crew will be towed.

Landscaping

The new landscaper is working hard for us. This summer you'll see overall improvement in the appearance of our grounds including the following:

1.Additional trees on the northeast side of the complex between the end units and 400 South. (We're installing these to help with the lights and noise from the truck stop.)
2. Additional rounds of bush trimming and spraying for weeds.
3. Repair and replacement of sprinklers as needed.
4. Building up and replanting grass.
5. Removal of greenery that is no longer green and that has little or no chance of revival.


Clean Up After Your Animals

As help make our community as nice as possible, please remember to pick up after your animals. We have installed signs on the grass to help residents remember this important rule. You are responsible to clean up after your pet.


Resurfacing Asphalt

It is time to resurface our entire roadway. This will happen over the summer. Prior notice will be given. Residents and guests will not be able to drive on our roadway for up to 48 hours. You will be able to park in the area south of our community.


Roof Replacement

We anticipate replacing the roof on several buildings this summer. This multi-year project will eventually affect all buildings, just a few buildings at a time. Watch for further information to come.


Garage Door Weather Stripping

Some of the weather stripping around the garage doors needs to be replaced. This is the homeowner's responsibility. One of our residents has recommended Rick Weight at 801 489 7417 as a possible resource for this kind of work.


Insurance Coverage

A reminder that the insurance deductible for the community is going up to $5000 effective July 1, 2014. This means that you must pay for the first $5000 of repairs required to your unit, regardless of the source of the damage. We suggest you speak to your insurance agent about how this affects you and your insurance needs. We expect many to increase their coverage to handle this increase in the deductible.

Roofing Project

We are currently getting bids on replacing the roof. The cost of the wood shake roof, along with the insurability problems it is causing, mean we will likely replace the roof with regular shingles. We have been diligently putting money into our savings account to cover costs like a new roof and will begin dipping into that account this year. The roofing project will likely be accomplished over several years, a few buildings at a time. More information will be coming on this topic.

It is time to put a seal coat on our road and expect to schedule this mid-summer. Our entire community road will likely be closed for one full day as a new layer of tar is put down and stripes are repainted. All residents will have to park on the road south of us in the undeveloped Brookline area. We will give you as much notice as possible so you can make necessary arrangements.

We recognize that many of you do small, anonymous things to help out around our community. Picking up a piece of trash, moving in your neighbor's garbage can, and pulling a stray weed are examples. Thank you!!

We love our own pets, but our neighbors are not always as fond of them as we are. Please clean up after your pets. This means that when you take your pet outside to potty, clean up after him by scooping up the poop and putting it in your own garbage can in your garage.

Garbage cans are stored inside your garage. Since our regularly-scheduled garbage pickup happens on Mondays, your garbage can can be put out at the curb as early as Sunday. They should be moved back into your garage by end of day Monday, or Tuesday at the latest. Thank you for helping keep our community clean (and smelling good).


Insurance Coverage

Our insurance rates have been significantly increased effective July 1.The primary reasons for the increase are the liability associated with our wood shake roof in combination with several recent claims by homeowners. To help keep our rates as low as possible, effective July 1, 2014, the homeowner's deductible  is being increased from $2500 to $5000. Written notification to this effect will be distributed to units in the complex as well as mailed (either electronically or physically) to homeowners who do not reside in their unit.

Please call your insurance company to make sure you can cover the first $5000 of damage to your property.




The HOA board is currently searching for light fixtures to replace all the brass-colored fixtures on the garages, outside the front doors, and on the porches. Below you can see pictures of some of the fixtures we've seen so far that may work. In general, our goal is to find sturdy, affordable fixtures that allow bulb replacement from the bottom. We welcome your opinions and suggestions.

Springville City Water Billing

The Springville City Council recently amended the water billing rates. The focus of the rework was to appropriately bill those living on the left fork in Hobble Creek Canyon, but the general rates do apply to us since our water flows through a master meter.
